Ukraine’s agricultural land market has surpassed half a million transactions and is approaching UAH 50 billion in total sales value more than four years after the lifting of the moratorium on farmland sales, according to data of Opendatabot.
Since the market opened, Ukrainians have completed 501,619 agricultural land sale and purchase transactions worth a combined UAH 49.7 billion. The deals covered nearly 977,200 hectares of farmland nationwide.
The average price of agricultural land has continued to increase, reaching UAH 75,100 per hectare in 2026. The highest land prices are currently recorded in the Ivano-Frankivsk Region and Kyiv Region, while the most active purchasing activity this year has been concentrated in the Vinnytsia Region and Chernihiv Region.
Ukraine’s farmland market experienced strong growth in 2025, when a record 131,300 sale transactions were completed, an increase of 13% compared with 2024.
The total value of transactions rose even faster, climbing 43% year-on-year from UAH 12.5 billion to UAH 18 billion. During the same period, the average price per hectare increased from UAH 47,300 to UAH 61,800, representing a rise of nearly one-third in a single year.
The upward trend has continued into 2026. During the first four months of the year, Ukrainians concluded 39,797 land transactions worth UAH 6.17 billion.
While the number of transactions fell by 5% compared with the same period in 2025, farmland prices continued to rise sharply. The average price reached UAH 75,100 per hectare, up 26% year-on-year.
At the same time, the volume of land sold declined. Between January and April 2025, approximately 92,900 hectares changed hands, compared with 82,100 hectares during the same period this year.
January was the most expensive month of 2026, with the average price reaching UAH 95,700 per hectare. The highest level of market activity was recorded in March, when 12,276 transactions were completed.
Regional data show significant differences in farmland values across Ukraine.
The most expensive agricultural land is found in the Ivano-Frankivsk Region, where the average price has reached UAH 179,600 per hectare. The Kyiv Region follows closely at UAH 178,200 per hectare.
Other regions with the highest farmland prices include:
- Lviv Region — UAH 153,400 per hectare;
- Ternopil Region — UAH 120,000 per hectare;
- Vinnytsia Region — UAH 93,400 per hectare.
The lowest land prices remain concentrated in frontline and southern regions affected by the war.

In the Donetsk Region, farmland sells for an average of UAH 30,700 per hectare. Other regions with comparatively low prices include:
- Kherson Region — UAH 38,500 per hectare;
- Mykolaiv Region — UAH 44,100 per hectare;
- Dnipropetrovsk Region — UAH 46,500 per hectare;
- Odessa Region — UAH 47,800 per hectare.
The highest level of buying and selling activity in 2026 has been recorded in central and northern Ukraine.
Since the beginning of the year, the largest number of farmland transactions has been completed in:
- Vinnytsia Region — 3,416 transactions;
- Chernihiv Region — 3,279 transactions;
- Sumy Region — 3,260 transactions;
- Poltava Region — 2,963 transactions;
- Khmelnytskyi Region — 2,905 transactions.

The figures indicate that despite ongoing wartime challenges, Ukraine’s agricultural land market continues to expand, with rising prices and sustained demand driving growth across much of the country.
